Villas usually carry larger cooling loads spread across multiple floors, which often makes a ducted or zoned system the better call over several standalone splits. Outdoor space is less of a constraint, but keeping units away from bedroom windows still matters, and refrigerant line routing across a bigger footprint needs careful planning to avoid efficiency loss.

Commercial properties — offices, retail spaces, restaurants — rarely need uniform cooling throughout. A kitchen generates far more heat than a dining area, and a server room needs consistent cooling regardless of the rest of the building. Zoning this properly at installation, rather than retrofitting it later, saves considerably on running costs.
