Professional Control Joint Repair in Dubai
Concrete control joints—those straight lines cut into your driveway or warehouse floor—are designed to manage natural movement and prevent cracking. But when the protective sealant inside them fails, water, dirt, and weeds take over, leading to severe structural damage.
Fix On Click offers specialized control joint repair and concrete sealing services. We grind out the old, failing caulk, clean the joint deeply, and apply industrial-grade polyurethane sealants to protect your concrete slabs from sinking and cracking.

The Fix On Click Repair Advantage
In Dubai's extreme heat, concrete expands and contracts drastically. Control joints (expansion joints) are intentionally cut into the concrete to guide where these cracks happen. However, if these joints aren't properly sealed, water from washing cars or irrigation seeps underneath, eroding the soil base and causing the entire heavy slab to sink or shatter.
We do not just pour cheap silicone over a dirty crack. Our restoration process involves heavy-duty preparation. We use wire brushes and grinders to clean the walls of the joint, insert a flexible foam backer rod, and apply a self-leveling, commercial-grade polyurethane sealant that stretches with the concrete instead of tearing.
From villa driveways to massive commercial warehouse floors, our joint sealing protects your investment and ensures a perfectly smooth surface.
Warning Signs
Your Joints Need Resealing
Unsealed joints destroy concrete floors from the inside out. Watch for these clear indications.
Missing Sealant
If you look at the lines in your driveway and see bare concrete or open dirt, the joint has no protection left.
Weed Growth
Grass and tough weeds sprouting from the cracks mean water and soil have successfully filled the joint.
Water Pooling
Puddles forming directly over the joints after cleaning or rain indicate water is seeping underneath the slab.
Concrete Spalling
When the edges of the joint begin to chip, flake, or break away under the weight of vehicles or forklifts.
Trip Hazards
If one side of the joint is noticeably higher than the other, the ground underneath is washing away.
Insect Infestations
Ant hills and insect nests forming along the expansion lines are a sure sign the seal is broken.
Peeling Caulking
Old sealant that is dry, cracking, or easily peels away in long strips is no longer watertight.
Sunken Concrete
Entire slabs beginning to dip and crack randomly are signs of severe subgrade erosion from unsealed joints.
Why DIY Caulking Fails Quickly
Buying a tube of standard silicone from the hardware store and squeezing it over a dusty, uncleaned concrete joint is a waste of time. Standard silicone doesn't stick to dirty concrete, and it will tear apart the very next time the slab expands in the Dubai heat.
Fix On Click does it right. We use commercial wire brushes and grinders to clean the inner walls of the joint. We insert a compressible foam backer rod so the sealant forms the correct hourglass shape. Finally, we apply self-leveling polyurethane that stretches up to 300% without breaking its waterproof seal.
Deep Grinding & Cleaning
We completely remove dirt and old caulk so the new sealant bonds directly to raw concrete.
Backer Rod Insertion
We use foam backer rods to control depth, saving material and preventing 3-point adhesion failure.
Industrial Grade Sealants
We utilize self-leveling polyurea and polyurethane meant for heavy vehicle traffic.
Weather Resistance
Our sealants won't melt in summer heat or crack when the temperature drops at night.
How We Work
Our Joint Repair Process
A systematic, commercial-grade approach to sealing your concrete permanently.
Site Assessment
We measure the linear meters of the joints and assess the depth of the damage.
Old Sealant Removal
We strip out the old, peeling caulk and extract any deep-rooted weeds or dirt.
Deep Cleaning
We use wire brushes or grinders to scour the joint walls, followed by high-pressure vacuums.
Backer Rod Installation
We press a foam rod into the gap to control sealant depth and improve flexibility.
Apply Sealant
We pump a self-leveling polyurethane or polyurea sealant to fill the joint completely.
Tooling & Curing
We ensure the sealant is flush with the concrete surface and allow it to fully cure for traffic.

What Happens If You Ignore
Failing Control Joints?
Control joints are essentially planned cracks. They are put there to give the concrete room to move. But when the protective sealant breaks down, these joints turn into direct pathways for water to get underneath the slab.
When water seeps under a heavy concrete driveway, it causes "subgrade erosion." It slowly washes away the compacted soil supporting the concrete. Without solid soil underneath, the heavy slab begins to sink, dip, and eventually snap into massive, random cracks across the surface.
What should have been a relatively inexpensive joint resealing job quickly turns into a massive, costly concrete removal and replacement project. Protect your investment early by keeping water out of the joints.

Frequently Asked
Questions About Joint Repair
Simple answers to help you understand the concrete sealing process.
What is a backer rod and why is it used?
A backer rod is a flexible foam tube pushed into the joint before sealing. It prevents the sealant from sinking too deeply and ensures the sealant only sticks to the sides of the joint, allowing it to stretch properly when the concrete moves.
How long does the sealant take to dry?
It depends on the humidity and the type of polyurethane used, but generally, it is tack-free within a few hours. We recommend waiting at least 24 to 48 hours before driving heavy vehicles over the newly sealed joints.
Can you fix joints in a commercial warehouse?
Yes. For warehouses with heavy forklift traffic, we use semi-rigid polyurea or industrial epoxy sealants that support the edges of the concrete while still allowing for natural expansion.
Why are weeds growing out of my concrete?
Dirt and seeds blow into the unsealed cracks. When it rains, the water gets trapped in the joint, creating a perfect environment for weeds. Sealing the joint stops this completely.
What kind of sealant do you use?
We do not use cheap hardware silicone. We use professional-grade self-leveling polyurethane or polyurea, which is highly elastic, UV resistant, and designed specifically for concrete expansion joints.
Will the new sealant match the concrete color?
Yes. Most self-leveling sealants come in a standard concrete gray or limestone color, which blends very well with typical driveways, patios, and warehouse floors.

Protect Your Concrete Today
Don't wait for water erosion to wash away the soil under your heavy concrete slabs. A quick, professional joint sealing project is vastly cheaper than breaking out and pouring a brand new driveway.
